-(으)ㄴ/는 셈이다

Use -(으)ㄴ/는 셈이다 to say that, when you add up the facts, something is practically true even if it is not literally exact.

Examples

하나 사면 하나를 더 주니까 반값에 사는 셈이네요.They give you a second one free when you buy one, so you're basically paying half price.

-(으)ㄴ/는 셈이다vs-(으)ㄹ 셈이다With ㄹ it expresses someone's intention, not 'practically': 이제 어떻게 할 셈이야? (What do you intend to do now?)

끝나다 → 거의 다 끝난 셈이다; 운동하다 → 매일 운동하는 셈이다; 고향 → 고향인 셈이다

It is for approximations and conclusions, not exact facts: say 일주일에 여섯 번 운동하니까 매일 운동하는 셈이에요, not 일곱 번 운동하니까 매일 운동하는 셈이에요 (that is literally every day).
Choose the ending by word class and time: verbs take 는 (present/habit) or (으)ㄴ (completed), adjectives take (으)ㄴ, nouns take 인.
-(으)ㄹ 셈이다 is a different pattern meaning 'intend to', so do not use the future form for 'practically'.
It usually follows a reason clause (-(으)니까, -아/어서) or words like 거의, 결국, 다.

Wrong: ~~한국에서 10년을 살았으니 저한테는 한국이 제2의 고향 셈이에요.~~

Right: 한국에서 10년을 살았으니 저한테는 한국이 제2의 고향인 셈이에요.
